Terms & Conditions Of Gulmohar Garden, Rajnagar Ghaziabad

  • GAC [Govt. Applicable Charges(Rs.220/- per sq. ft. approx) for Garden & (Rs. 220/- per sq. ft.) for Krishna]. Includes EDC (External Development Charges), EEC (External Electrification Charges) & FFC (fire Fighting Charges) as applicable & derived.
  • Power Back up Installation Charges @ Rs.20,000/- KVA Optional, payable as applicable.
  • Registration, Stamp Duty, Service Taxes, Statutory Taxes and other Government levies / concern authority charges shall be payable extra by customer on offer of possession.
  • Single Electric meter connection will be changed extra.
  • No Escalation charges for the Apartment Sold*.
  • If the Company fails to offer possession of the Flat within the stipulated period, subject to reasonable delay of 90 days then the company may pay to the Allottee compensation upto a maximum of Rs. 5/- Per sq. ft. of the area of the flats per months. Further if allottee(s) fails to take possession of apartment within "Fit Out Period" penalty shall be charged @ Rs 100/- per day for delayed first month and @ Rs 200/- per day for delayed second month from the date of expiry of "Fit Out Period" thereafter the booking/Allotement of apartment shall be treated as cancelled without any futher notice, and the amount recieved shall be refunded without any interest, after forfeiting amount equipment of the 5% of cost of apartment as per company's terms and conditions.
  • The area include the Covered area and proportionate area under common corridors, Passage, Staircase, Mumties, Projections, Water Tanks, Lift rooms etc.
  • The terms and condition of sales stated herein are only indicative and are only subject to detailed terms and conditions in the application form/ flat purchase agreement.
  • All building plans / layouts / specifications are subjected to changes and modifications as decided by the company / architect or any other competent authority.
  • Timely payment of the installment and other charges is the essence of the agreement. In the event of delay by the Allottee in the payment of Basic Sale Price and other Charges as mentioned in the Payment Plan by the Allotte shall be liable to pay interest on the delayed amount @ 18% per annum.
  • Cheques / Drafts to be issued in favour of "SVP Builders (I) Ltd." Payable at Ghaziabad, Outstation Cheque is not accepted. Dishonor of cheque will be liable for the penal action under section 138 of the Negotiable Instrument Act, 1881.
  • On cancellation of Booking 5% of the received / credited amount will be deducted and Allottee shall raise no objection of any kind in this respect.
  • Price are subjected to change without any prior notice at the sole discretion of the Company.
  • The Hon'ble High Court of uttar Pradesh and District Court of Ghaziabad shall alone have the exclusive jurisdictionn inn all matters arising out of / touching and / or concerning this Agreement.
